No — there is no fee required to schedule or take a tour of our community. We welcome you to visit and explore the apartments and amenities at your convenience.
We encourage scheduling an appointment so we can ensure a leasing agent is ready to meet with you and provide the best experience. Walk-ins are accepted when staffing allows, but an appointment guarantees prompt attention.
Our on-site management office is staffed during normal business hours and accessible by phone. We also provide after-hours emergency contact information. Having on-site management allows us to respond quickly to resident needs.
Our application process is simple and completely online. Please have your driver’s license ready when completing your application. If you prefer, you’re also welcome to apply in person at our leasing office where a team member can assist you through the process.
Typical approval takes 24-72 hours after receipt of a complete application, though it may take longer depending on background or employment verification.

Absolutely — review your lease carefully, ask about all included utilities, keep copies of all documents, confirm the move-in inspection condition, and maintain timely rent payments to build positive rental history. Also, make sure you read all emails sent to you by our staff to prepare for your move in.
Rent payments are accepted online only through our secure resident portal. This ensures convenience and timely processing for all residents.
Once your lease is executed and you are set up in our resident portal, you may log in to pay rent, view your payment history, schedule automatic payments, or set up alerts.
Yes. In addition to rent, there is a monthly “community operations fee” of $25 which covers maintenance of common areas and amenities
Yes — we require all residents to maintain a current renter’s insurance policy naming the property owner or management as additional interested party. Proof of policy is required prior to move-in.
Utilities are not included in rent. Each apartment is individually metered, and residents are responsible for establishing and maintaining all utility services in their own name.
Once your application has been approved and you are ready to sign your lease, we’ll provide you with complete instructions for setting up your utilities. This includes contact numbers for each service provider and your specific address information.
We partner with local providers who serve this community. The unit is cable-ready and internet-capable; you may select from the available providers for service in your apartment.
Yes, we currently offer a resident referral program. If you are referred by a current resident and move in, both you and the referring resident may receive a referral credit. Ask the leasing office for current referral terms.
Guests are welcome to visit; however, any guest staying more than seven (7) consecutive days must be added to the lease. Additionally, a maximum of two (2) guests per apartment are permitted in the pool area at one time. All guests must follow community rules and are the responsibility of the resident host.
We do not offer price reductions for longer lease terms. Our community uses a third-party pricing system that adjusts rates based on current availability and market demand. However, we do offer Preferred Employer discounts for select local businesses, applied to the first month’s rent. Please contact the leasing office for participating employers.
We do not offer transfers between units or communities. A new application and deposit would be required if you choose to move to another property.
Subletting is not permitted under any circumstances. All occupants must be listed on the lease and approved by management.
If you must terminate your lease early, a 60-day written notice is required. A $2,000 lease-termination fee must be paid within 48 hours of providing that notice
We may offer short-term (6- or 9-month) leases subject to availability and an increased monthly rate. Please ask for current short-term lease options.
Yes — we accommodate corporate or furnished-unit leases for business professionals. Terms and pricing differ; contact our corporate rental specialist for details.
Amenities
Our highlights include a swimming pool with hot tub, outdoor lounge with fireplace and grill, clubhouse, business center, fitness center, pet washing station, car-care station, on-site management.
The pool area is open Tuesday through Sunday, from 10 a.m. to 10 p.m. The pool is closed on Mondays for routine cleaning and maintenance.
Yes — parking is available. Some units include or offer attached garages (select units) and there is a parking lot for residents.
Each unit our offers comes with a full-size washer and dryer set in-unit
Standard appliances include stainless steel refrigerator, dishwasher, microwave, oven/range, and built-in washer/dryer. Granite countertops and faux-wood floors are standard finish-features.
We may offer furnished apartments for corporate leases or special units — please ask the leasing office about furnished availability and pricing.
Contact our leasing office directly (phone or online inquiry) specifying “furnished unit” and they will provide current availability and pricing for furnished options.
We do not accept or hold packages in the leasing office. All deliveries are made directly to your apartment door by the carrier.
The fitness center is open 24/7 for residents with key-fob access.
Our fitness center includes modern cardio and strength-training equipment, free weights, and a stretching area. We also feature a new infrared sauna and Fitness On Demand system for virtual classes and guided workouts.
Yes — we enforce quiet hours from 10 p.m. to 7 a.m. on weeknights (11 p.m. to 8 a.m. on weekends). Use of common areas is included for residents; certain event or BBQ grill reservations may carry a small fee.
Pet Policy
Yes — we are pet-friendly. Cats and dogs are allowed subject to the pet policy outlined in the lease
One-time pet fee: $450 for one pet, $700 for two pets. Monthly pet rent: $25/month (per pet or $50/month for two). Annual pet-screening fee: $24.95.

Yes — we have an on-site pet park and a pet washing station for resident use.

We are located at 3637 US Highway 259 N, Longview, TX 75605. Access is convenient via Loop 281 and US-259.
The property is located just north of the intersection of US-259 & Loop 281.
Public transportation options are limited in this area; most residents use a vehicle. We recommend utilizing your own transportation or rideshare for commuting.
The community is situated in a convenient suburban location with quick access to shopping, dining, healthcare, and major highways. We are also right next door to the Longview Campus of University of Texas Nursing school.
This property is located within the Longview Independent School District attendance zone.
While we have our own on-site pet park, a larger public dog-park is within a few minutes’ drive.
Yes — there are nearby green-belt trails and the Paul G. Boorman Trail offering biking and recreation. Also, Williams Lake trails are within 1 mile from our community.
Residents enjoy proximity to Longview Towne Crossing, Walmart, Target and other retail centers just a short drive away.
A popular local coffee spot is Yukon Coffee & Starbucks, located just a short drive from our property.
Maintenance
Prior to move-in, we perform a full walkthrough of the unit, ensure all appliances are operational, check HVAC, ensure cleanliness, and record the condition for your move-in inspection report
Yes — we have on-site maintenance staff to handle routine and emergency repairs, which helps ensure timely response and minimal disruption.
Our may submit a maintenance request via our resident portal, by phone, or in the office during business hours. Urgent issues (e.g., no heat/AC, water leaks) are handled 24/7 after-hours.
Once a request is submitted, you’ll receive a confirmation and estimated response time. Our maintenance team will contact you to schedule the repair and complete the work, then follow up to ensure your satisfaction.
You do not always need to be present, but for safety and access we request scheduling a convenient appointment. For minor service when key-fob or access is available, we may proceed without your presence if previously agreed.
If you are locked out after hours, there is an after-hours lockout assistance fee of $50. During regular office hours, please bring a valid photo ID to the leasing office and our team will assist you.
Yes — you are welcome to decorate your apartment. However, please note lease terms regarding holes in walls, painting, or alteration
